TENANTS GUIDE

At Westways, our aim is to help you find the perfect rental home and make the process simple and stress free. We manage and let hundreds of flats and houses across West and Central London and our lettings team will guide you through each step of the process. Once you have moved in, our dedicated property management specialists are on hand to deal with any emergencies which may arise.

Registration
Register your details via this website, email, phone or drop into our office. This allows you to be kept up to date as
soon as new properties come onto the market. This website allows applicants to save searches and automatically email
matching properties as they come onto the market. Applicants can log in, edit requirements and unsubscribe at any time.

Viewings
To organise viewings, simply get in touch with our lettings team who will organise an appointment at a time that suits
you. Our office is open 6 days a week, from 9AM to 6PM Monday to Friday and on Saturdays from 10AM to 4PM. We know that
work and other commitments may mean that you wish to view properties outside these hours and will always accommodate you.

Offer
Once your offer has been agreed, a reservation deposit of two weeks rent is payable and a move in date agreed. The
reservation deposit will form part of the completion monies subject to satisfactory references.

References
Our standard reference requirements are for each tenant to provide the following: employment reference, bank reference,
previous landlord reference & photographic identification (passport or photo driving license).

Deposit and rent
Westways' standard terms for renting a property are for payment of the following monies prior to signing the tenancy
agreement and moving in:
-A minimum of one calendar month’s rent in advance.
-Security/dilapidations deposit equivalent to six weeks rent to be held for the duration of the tenancy.
-Administration fee of £210.00 (£175.00 plus VAT) upon signature of the tenancy agreement.
-Should any other charges be incurred during the application process you will be advised of these in advance.

Protection for tenants
Westways is a member of the Tenancy Deposit Scheme (TDS). The TDS is a multi-award winning, government approved provider of
tenancy deposit protection and alternative dispute resolution in England and Wales. The TDS is an independent, not-for-
profit company operated by The Dispute Service Ltd, the UK’s longest established provider of tenancy deposit protection.

Inventory
An inventory and schedule of condition will be prepared prior to the commencement of the tenancy which should be checked
and agreed by both the tenant and the landlord (or landlord’s managing agent).

Westways is a member of the following professional bodies and schemes: NAEA, ARLA, The Property Ombudsman, National
Approved Lettings Scheme, Safe Agent and the Tenancy Deposit Scheme. This means that our clients' money and investments are
protected at all times.
